Construction Plan Review Comments (2nd submittal)
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Plat -
1. Provide a temporary drainage easement and or agreement for the swale on the northwest side
of the property across Tract A.
2. Provide a drainage easement for the drop inlet between lots 18 and 19 block A.
3. If you would like to abandon the 15' utility easement along the west property lines of block
E, you must verify that the existing sanitary sewer is not in use.
4. Turn off the layers that show the driveways on the GTE property.
5. Update the franchise utilities.
Pavine Plan-
6. Remove the incorrect typical section details and refer the City of Coppell construction
standards and details. (SD 2035).
7. You may either include the general notes on all sheets of the paving plan and refer to the
standards and details or include the paving details and notes in front of the plan and profile
(plate 11). Edit the general notes on plate 11 to be legible.
8. Include plate 2 if you are going to refer to it.
9. Will a traffic signal at this location be needed in the future at the entrance to this subdivision
off of Sandy Lake?
10. Refer to standard detail 2070 for a street header at the existing pavement on Tealwood Dr.
11. Either include the stamped concrete details on the same sheet as the typical sections or refer
to the City of Coppell standard construction details, don't refer to landscape plans.
12. What are the shaded bands along Arbor Manors Dr?
GTE Drive Relocation -
13. Move the flume to the east and make it a low point.
14. Are the radii sufficient for a fire truck?

Left Turn Lane -
15. Include stamped concrete on the median.
Gradine Plan -
16. Provide details on engineered retaining walls.
17. When are the retaining walls going to be built?
18. There does not appear to be enough detail provided for the temporary outfall across the
property to the north.
19. There is not enough grading detail for the drainage ditch along Sandy Lake Rd. and the
proposed swale.
Drainaee plan -
20. Will the existing system in Sandy Lake Rd. be able to handle 135 cfs from this proposed
system? The plans refer to Plate 12 for the grade to drain, what does plate 12 show us? Show the
capacity of the existing 2-30" culverts that run north under Sandy Lake Rd.
21. What is the flow line of the existing 24"?
22. Sheet 6 of 6 - Show the limits of grading along Sandy Lake Rd.
Erosion Control Plan -
1. We would prefer the construction entrance be off of Sandy Lake Rd. Provide us with an
agreement from the property owner allowing use of their property as a construction entrance.
2. Provide inlet protection for the drop inlet on the east side of the property.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. Some comments were not addressed from the previous review;
these comments will need to be addressed before the city will approve the plans. If you have any
