City of Coppell Engineering Department 255 Parkway Blvd. Coppell, Texas 75019 RE: Freeport Corporate Center Building 7 (Gateway Business Park Lot 3C-R, Block 2) Dear Mr. Garza: Below are our responses to your comments and explanations of other minor revisions to the plans after receiving comments from the original review set. Responses to Comments 1. As discussed in our telephone conversation on November 8, no changes were made to the driveway at Gateway Blvd. in order to minimize runoff. This was due to the fact that the runoff from the driveway is minimal (about 0.6 cfs), and that the slope of the proposed driveway would not allow efficient capture of the runoff were an inlet to be installed. We modified the drainage area map (sheet CO.31) slightly to differentiate the runoff from the driveway from the rest of Drainage Area E-2. 2. Stamped concrete was provided at the driveway entrance on Gateway Blvd., per sheet e1.l1. 3. We extended the public water main to the north property line to allow for future service from the public line to the property to the north in the future (sheet C4.01). This also required the addition of a small 20' water easement at the northwest corner of the property on the re-plat (sheet C1.01). 4. We'd like to keep the construction entrance in its location in order to allow construction access to both the north and south sides of the building. Therefore, we called out for a special in-pavement grate inlet protection on sheet C2.21 and specified a particular brand (or approved equal) of a "sack" that can be installed inside the grate without affecting traffic on Gateway Blvd. or in the access drive. We also added the specified in-pavement grate inlet protection brand in a general note on sheet C2.22. Additional Revisions 1. We added a general note to sheet C 1.11 to ensure that Exchange Cir. and the access drive will remain accessible during construction. HALFF ASSOCIATES. We added the ADA-accessible route locations at the driveway entrances along Gateway Blvd. and Exchange Cir. on sheets C1.ll and C3.0l and modified the grading plan slightly to account for the maximum 2% grade across the ADA-accessible routes.
