TX 75230 RE: Vista Ridge Retail Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: General- 1. All work in Lewisville R.O.W and TxDOT R.O.W should be permitted through them and a copy provided to us. 2. Provide us with a copy of the NO!. 3. Is the sidewalk along SH 121 going to be built with the future lots? Plat - 4. The plat should be on 2 pages, increase the size to be more legible. 5. There is no need for the drainage/detention easements. 6. All public fire hydrants and vaults should be in an easement. 7. The paving plan shows a 10' street and utility easement that is not on the plat. 8. There will need to be a sidewalk/utility easement along Denton Tap Rd. Pavine Plan - 9. Typical pavement section should be 3600 psi. Is the pavement lime stabilized? If not, a letter for a variance should be submitted along with the geotechnical report. Gradin2. Plan - 10. The grading plan does not seem to have adequate detail to build. Draina2.e Plan/Profile - 11. Areas F, G, H need to be picked up onsite when they are developed. 12. The system built with the Plaza was built for 23.3 cfs from this site. 13. Provide a detailed drawing of the work on the TxDOT decal lane. 14. '(ou will need TxDOT's review and approval to sawcut the access road. 15. Show the 8" water crossing Denton Tap Rd. in the correct place. The 12" water along Denton tap has been abandoned. 17. Valve spacings along main lines should not exceed 500'. 18. The FDC should be on the same side of the flow line as the fire hydrant and within 50'. 19. Show the easements around the vaults. 20. How is public water going to serve lot 5? 21. A Property owner's agreement will be need for maintenance of water and storm. 22. Do not tie the sanitary sewer to Lewisville's 27" line; use the 12" Coppell system. You might want to stub out the sewer to lots 1, 3,4 before paving over. 23. Show the easement on the plan sheet, the easement should follow the line to the next property. 24. Meet TCEQ requirements with the water and sewer crossings. Deed Lane Plan - 25. These plans need to show striping, signage and grading. 26. The traffic control plan does not show anything. There may be some additional comments throughout the plans that should be addressed.
