Construction Plan Review Comments (1 st submittal)
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Cover Paee
1. Include a North Arrow on Vicinity Map.
Plat
1. Verify that the storm water detention and railroad easements have been abandoned. Will the
rail system continue to be in service?
2. Include 20 ft. by 20 ft. utility easements on the plat for the vaults.
3. Who is the detention pond easement for?
4. Include a north arrow on the location map.
Owners Dedication Statement
1. The City of Coppell will not be responsible for the detention pond easement, that will be the
responsibility of the property owners. Re-wording of the statement may be needed to clearly
identify the responsible party.
Demolition Plan
1. Label sheet C5 the demolition plan.
2. Give details regarding the phases of demolition.
3. Coordinate with Fire Department concerning the demolition of driveway.
4. Correct misspelled words.
Dimension Control and Pavine Plan
1. Contractor must submit traffic control plan to the City of Coppell before beginning
construction in the roadway.
2. If you intend not to use lime stabilization you must provide a waiver request along with a
geotechnical report.
3. Clarify whether turning bays will be constructed on Freeport Parkway.
4. Concrete pavement must have the compressive strength of 3600 psi.

Detention Pond Plan
1. Why is the detention pond being pumped, is there another way to do this?
2. The property owners will be responsible for maintaining the detention pond.
3. Provide detail on the tie in to the existing box.
Drainae:e Area Map
1. Provide a description of where each drainage area is collected in your drainage summary
table.
2. Show all crossings where necessary on storm drain profiles.
Water and Sewer Plan
1. Will need 20 f1. by 20 ft. utility easements around all vaults.
2. The fire hydrant north of Building D is on a dead end of more than 150', a loop should be
provided.
3. Consider revising the fire line connection to eliminate the need for a vault south of Building
D. Show detail of water line south of Bethel Road.
4. The FDC line and the fire line into the fire room on Building C should be steel encased if they
will be under the rail system.
5. On sheet C30 show a better detail of the area that is cluttered near Bethel Rd. You are calling
out for a 6" water in your descriptions and label it a 4".
Sanitary Sewer Profiles
1. Show water line crossings on profiles.
Fire Department Comments
1. Ensure that the existing and proposed fire hydrants are not feeding off the fire pump.
There may be additional comments throughout the plans that may need to be addressed. Please
make the necessary changes and submit these marked-up plans and two sets of revised plans
to the City for review. If you have any questions, or would like to meet with the staff to discuss
