Mr. Garza:
Below is our response to your comments dated November 15, 2007.
1. A copy of these plans has been issued to Ali T ehari (TxDOT) and David Salmon
(City of Lewisville) for review and approval.
2. The NOI will be executed prior to construction. A copy ofthe NOI will be
provided by the General Contractor.
3. The sidewalk along SH 121 will be built by the future lots.
4. The plat has been separated into 2 pages as requested.
5. Drainage & Detention Easements have been removed.
6. All public fire hydrants and vaults are included in the utility easements as shown
on the plat.
7. The 10' Street and Utility Easement is now shown on the plat.
8. The sidewalk easement has been added along Denton Tap Road.
9. The pavement sections reflect 3600 psi as requested. A copy of the signed soils
report is enclosed. Refer to Page lOon the underlined sentence.
10. More detail was added to the grading plan.
11. This comment is understood.
12. A total of22.81 c.f.s. is designed to runoff to the Plaza.
13. TxDOT decel1ane plans are provided.
14. TxDOT plans have been submitted for review and approval.
15. The HGL and calculations on the storm profiles have been provided.
16. The location ofthe existing 8" water line has been corrected. The abandoned 12"
water line along Denton Tap is now reflected on the plans.
17. Additional valves have been added.
18. The FDC connections have been relocated to be on the same side as the fire
hydrant and within 50' of them.
19. Easements are shown around the vaults.

20. Domestic and irrigation taps will be made on Lot 1 and will cross under the fire
lane to serve Lot 5. This will be part of the Property Owner's Agreement.
21. A Property Owner's Agreement is being drafted.
22. The sanitary sewer now connects to the 12" sewer system. Sewer stubs have been
provided to Lots 3 & 4.
23. Easements are shown on the plan sheets as requested.
24. All Water & Sewer crossings will meet TCEQ requirements.
25. Additional detail has been added to the Decel Lane Plans as requested.
26. The traffic control plan is now complete.
