The master deed for the Trust ran to the centerline of Grapevine Greek, which we followed. It is not, uncommon for more current surveys to discover that a straight . line from an adjoining tract of land crosses a creek because the surveyors who. prepared the description along straight survey lines did not discover that.they ,were crossing a creek with their survey, and did not check the adjoining deed to avoid- the conflict. It is a responsibility of the neighbor that suggests a conflict to prove his reasons. If the landowner to the West provides information indicating this conflict by a certified survey, we will address their concerns at that time. It is our opinion that the overiapping deeds, which are discovered when later surveys are performed are not uncommon, and are normally resolved by a boundary line agreement between the two adjoining landowners. if you have any questions or concems or receive further data that we need to address, please feel free to call.
