Update utility company listing to reflect the current title. 2. Change city to Coppell in the Surveyor Dedication. 3. Change year on documents to 2008. 4. Show protection of all inlets. 5. Sanitation Sewer easements should be 20 ft. wide. Plat 6. Show the sanitary sewer easement to continue through the fire lane. 7. Change easement to "street and sidewalk" at the proposed 10' utility and street easement adjacent to State Highway 121. Drainaee Plan/Profile 8. Clarify the location where Area I will drain. Do not allow runoff onto adjacent property. 9. Areas F, G, H need to be picked up/ collected onsite when they are developed. U tHin Plan 10. The easement shown for the 8" private water line is not needed. 11. Label easements on the plan to match those on the plat. 12. The fire hydrants can not be on a dead end of more than 150'. 13. Consider revising sewer line B design by stubbing out from the main line adjacent to State Highway 121 for future service to Lots 1-4. Clarify whether line B is 8 inches or 6 inches. 14. If comment 13 is not feasible and the sewer line remains a public line, a profile for the line must be included. 15. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell along with a copy of the City's standard construction details. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
