SUBJECT: Connell Skaggs Addition
Drainage System
Dear Mr. White,
After carefully discussing the drainage improvement, on-site
and on the west side of the Connell Skaggs tract, the final
~ecision is made as follows:
This 'letter is to certify that the drainage system to the
west of the Connell Skaggs Addition be a closed system,
box culverts, instead of concrete lined channel.
The undergrcud culverts are to be laid out on the west
side of said tract from Sandy Lake Road up to the north
property line of the Connell Skaggs Tract and discharged
to an earthen channel (capable of carrying the same quantity
of water as the closed system) up to the south R.O.W. of
Willow Lane; and finally with a possibility of an increase
in number of culverts running under the said road for proper
handling of the discharge.
This will also require dedicated drainage easement from
all property owners, and a signed "Hold Harmless Agreement"
and "Release of Liability" from the property owners.

SUBJECT: Connell Skaggs Addition
Preliminary Site Plan
Dear Mr. White,
This letter is to certify that the conceptual site plan
shown on the preliminary site plan for the Connell Skaggs
Addit%on has been approved with the stipulation that the
system be a closed drainage system, box culvert, within
the property and with proper drainage easement.
Powell & Powell Engineers and the City staff have agreed
upon a concept and an approach to the design solution of
this drainage problem and feel that final construction
plans should be forthcoming in the near future.

Adjacent Thoroughfare System
Dear Mr. White:
It was my understanding that the American Stores
~ere concerned about the control of the
thoroughfares adjacent to your tract, Connell
Skaggs Addition, at the northwest corner of Sandy
lake road (85' R.O.W.) and Denton Tap Road (110'
R.O.W.).
This letter is to certify that both Sandy Lake
Road and Denton Tap Road are City streets under
the jurisdiction of the City of Coppell; with
no claim for ownership by Dallas County or any
Road Districts.
