Coppell Road Ccppell, TX 75019 Dear Mr. Powell: Next Tuesday night, May 27, you will be considering a plat for cur planned shopping center at the northwest corner of Denton Tap and Sar~y Lake Road. Prior to the council meeting, we felt it ~s important to outline several points that are important to our hearing. Our preliminary meetings with you indicated your desire that we a~te drainage needs along the west side of the property via a boxed culvert. However, in examining City plats, we found that the adjoining property on the west contains a recorded 20' drainage easement. It is our desire to use an open channel system in lieu of the boxed culvert. Oar reasons for wanting to do this are as follows: 1. Cost savings in the $300,000 range. 2. Availablity of the existing easement to the west. 3. Most importantly, the agreement of the downstrea~ owners that such a syst~n would suit their future develolm~ent needs and that any other system would be cost prohibitive. As agreed during the Planning & Zoning meeting, we have notified the owners within whose property the easement lies that we will be using the eas~nent for the purpose for which it ~s orginally intended. The attached letter will outline our notification to th~. While we can expect sc~ne opposition, Connell Develog~ent Co. has agreed to remove and replace fences, sheds, etc. with a minimum inconvience to owners. We will also landscape the channel area in excess of the City, s standards.
