Box 478 Coppell, Texas 75019 Easement out of 4.5 Acre Tract of Land George Jack Survey, Abstract No. 694 Dear Alan= Enclosed please find an executed copy of the easement we have discussed. This easement is being tendered to you with the express understanding that both of the following are acceptable to the City of Coppell~ 1. That the property will not bear any costs now or in the future for such improvements related to the drainage easement as previously,expressed in our letters to the City. 2. Regarding the legal description attached hereto, it is the express intent that only the western-most 25 feet beginning from the existing western-most fence line (which is believed to be the western property line of the 4.5 acres), is the same 25 feet wide easement as being described on Exhibit A. Prior to this document being filed of record, the easement corners will need to be set "on-the-ground" so that verifica- tion can be made that the area on Exhibit A is the same as has been represented by Connell's, Engineer. In the event this area is different or oUtside the 25 feet area beginning at the western-most fence, then the legal description will need to be modified to comply with the intended~grant. You will recall, it is the intention of the property owner to convey only that 25 feet beginning and parallel to the existing fence line, ~rked in "red" on the attached Exhibit A.
