This project will consist of removing the current asphalt roadway, and constructing a 34' wide concrete street with improved drainage. The project will include an 8' wide hike and bike trail along the west side of the street and a 4' concrete sidewalk along the east side of the street. In order to construct approved ADA accessible curb ramps at the intersections along this project the city is approaching the adjacent property owners and requesting dedication of a sidewalk easement across the corner of those lots where the ramp would extend beyond the city right of way. I am including a page from the design plans that shows your lot, the proposed sidewalk, and the encroachment onto your property that requires the easement dedication. Parcel 1 is a 10' x 10' comer clip located at the southwest comer of your lot at the intersection of Coppell Road and Plantation Drive. Comer clips are normally required at street intersections where pedestrian improvements such as sidewalks and access ramps are constructed. The city is offering a set amount of $500.00 for this comer clip. This is the standard amount that was established for the acquisition of comer clips on the recently constructed portion of Sandy Lake Road. This letter constitutes an offer from the City of Coppell for the acquisition of right-of- way as follows: Parcel 1 1. Acquisition of Sidewalk Easement (comer clip) $500.00 Construction is scheduled to start in the 1 st quarter of 2008 and the city needs to acquire the easement as soon as possible.
