The required right-of-way has been designated as Parcel 19. Parcel 19 includes a portion of the property located at 440, 442, and 446 Bethel Road. The right-of-way is necessary for the reconstruction of Bethel Road (Freeport Parkway to Denton Tap) and Coppell Road (Cooper Lane to Bethel Road). Both roads will be reconstructed as two-lane concrete roadways with improved drainage and sidewalks. Construction in the Old Coppell area includes landscaping and enhanced pavement features. Parcel 19 consists of approximately 0.074 acres of prescriptive right-of-way that has not been recorded in the deed records, and 0.0 I 0 acres of additional right-of-way required for the construction of this project. The City of Coppell is offering $5.00 per square foot for the additional right-of-way in Parcel 19. This is the land value as shown in the Dallas Central Appraisal District. The city is offering a nominal amount of $500 compensation for right-of-way that was obtained through prescription. This letter constitutes an offer from the City of Coppell for the acquisition of right-of-way as follows: Parcel 19 1. Acquisition of prescriptive right-of-way - 3221 sq. ft. 2. Acquisition of permanent right-of-way at $5.00/sq. ft. x 440 sq. ft. $500.00 $2,200.00 Total $2,700.00 The city is also requesting permission to enter your property for minimal construction purposes. Work will consist of the removal of existing pavement and 4: I slope grading necessary to tie the proposed finished ground elevation into the existing ground elevation. Work on your property will not extend past a line 10 feet north of and parallel with the south property line, and the property will be restored back to its original condition to the maximum extent practicable. Construction is scheduled to start in the 3rd quarter of 2008 and the city needs to acquire the right- of-way as soon as possible. If the above offer is acceptable, please sign below and return to this office. Once the letter is received, the process for payment of the $2,700.00 can start. Enclosed are the right-way document and the Letter of Permission that will grant the city permission to enter your property. The city respectfully requests your execution of both documents. When the check is ready, we can arrange a mutually agreeable method to exchange the documents and the check.
