Bennett: The City of Coppell is in the process of finalizing the design for the reconstruction of Coppell Road from Sandy Lake Road to Cooper Lane. This project will consist of removing the current asphalt roadviay', and constructing a 34' wide concrete street with improved drainage. The project will include an 8' \vide hike and bike trail along the west side of the street and a 4' concrete sidewalk along the east side of the street. ]n order to construct approved ADA accessible curb ramps at the intersections along this project the city is approaching the adjacent property owners and requesting dedicatIon of a sldevvalk easement across the comer of those lots where the ramp would extend beyond the city right of way. ] am including the pages from the design plans that show your lot, the proposed hike and bike trail, and the encroachment onto your property that req uires the easement dedlcatlOn. Parcel 3 consists of a 10' x 10' comer clip located at the northeast comer of your lot at the intersection of Coppell Road and Ruby Road and a 3' strip parallel to Coppell Road. Easements are generally acquired at one half the appraised value of the property. The Dallas Central Appraisal DIstrict has set a value of $2.00 per square foot to this property. The city is offering $2,913 for acquisItion of this Sidewalk Easement. ThIS letter constitutes an offer from the City of Coppell for the acquisitIon of easement as follows: Parcel 3 ].
