We would prefer this be a permanent easement document that is signed by the current owner. We will not file this with the county at this time, we will keep 2 originals in our file for the future development. Eventually, an easement will have to be filed for drainage due to the fact that the future owner will have to pick up this drainage somehow. However, if the easement is filed, then the 20' drainage easement filed for record with the County will be released by separate City of Coppell Council action once the drainage plans and Final Plat for Tract Al have been prepared and are approved by City Council. The developer of Tract Al will be required to prepare drainage plans for their site that captures and routes the storm drainage from Arbor Manors through their site. The Final Plat for Tract Al will provide drainage easements to convey their drainage and the Arbor Manors drainage to Sandy Lake Road. The final plat will be required to be filed at the County prior to any building permits being issued for Tract AI. If you have any questions, please contact me at your convenience.
