DRAINAGE EASEMENT
(Joe Edward West)
BEING a 20-foot-wide drainage easement in the G. W. JACK SURVEY,
Abstract No. 694, situated in the city of Coppell, Dallas County,
Texas; also being a part of that certain 0.67-acre tract of land
conveyed to Joe Edward West by deed recorded in Volume 78175,
Page 3500 of the Deed Records of Dallas County, Texas, said
0.67-acre tract being also described as Tract 4-B of the Shadydale
Acres Addition Replat recorded in Volume 82124, Page 2642 of the
Plat Records of Dallas County, and being more particularly
described as follows:
BEGINNING at an existing iron rod for a corner in the west right-
of-way line of Oak Trail (a 60-foot-wide road), said point being
the northeast corner of said 0.67-acre tract.
THENCE due south along said west right-of-way line of Oak Trail and
east line of tract, a distance of 20.0 feet;
THENCE North 89°08'10'' West a distance of 228.0 feet;
THENCE due north a distance of 20.0 feet;
THENCE South 89°08'10" East along the north line of said tract a
distance of 228.0 feet to the PLACE OF BEGINNING and containing
4,560 square feet, which is 0.1047 acres of land.
