Lamar Blvd. Ste. 210 Arlington, TX 76054 RE: Kimbel Addition Lot 8R Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: General/Coversheet- 1. Add North to 134 MacArthur address. 2. Add Kimbel Addition to title. 3. Remove the standard details from the plans set. Keep only the site specific details. (The contractor should have a copy of the standard details with him at all times). Site Plan and Drainae:e Area Map- 4. Correctly label the proposed IS" and 12" storm sewer line on the plan. Pavine: Plan - 5. If you plan on not using lime or cement stabilization for the subgrade, you must request a variance on the sub-grade, which requires submitting a letter for approval with the geotechnical report. 6. Include in the notes "The contractor must submit a traffic control plan to the City of Coppel! engineering department at least 48 hours prior to start of work." 7. F ol!ow the city standard details for the construction joints. Water and Sanitary Sewer Plan - 8. Revise the General Notes according to the City of Coppell Standards. Erosion control Plan - 9. Label correctly. With these comments addressed the plans will be approved. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
