Tuesday Morning, a national store, originally requested a 65 square-foot sign on a building located on the southeast comer of Sandy Lake Road and Denton Tap Road. The planning and zoning conunission recommended a :33 square-foot sign, said Gary Sieb, planning director for the city of Coppell. To overrule the conunission, council needed to approve the measure by a three-fourths vote, he said. The applicant requested the sign be :1UJ square-feet instead, because it was a "make or brpak deal" for Tuesday Mommg. Council approved the compro- mise, TIle shoppmg center has been notori- ously difficult to fill, said Alan Hinckley, representing Tuesday Morning for the project. "TIlis space has been vacant for 8 years," he said. Getting Express Fitness into the cen- ter was a big step toward filling the other vacancies, but even to bring it in, council had to approve a 150 square-foot sign instead of the 11,) square-foot recom- mended sign for the fitness company, Hinckley said. The Tuesday Morning store is actually 60 percent of the size of Express Fitness, despite its smaller exterior, he said. In addition, because the store is a national company, having a large sign is crucial to its cOIning to Coppell, especial- ly Wlltl the sluggish market, he said. "I believe that the applicant makes a very valid case in terms of the economic climate right now," said Councilmember Jayne Peters. "I think this is a very rea- sonable compromise." The storefront is about 345 feet away from Denton Tap Road, which requires a larger sign, said Mayor Doug Stover, Closing CoppeD Road Council also approved the contract \':ith Tiseo Paving Company for the con- struction of Coppell Road from Sandy Lake Road to Cooper Lane in the amount of about $3 million. The allotted year-long construction time begins June 9, but if the contractor completes the prQject by Dec. 31, the city ....ill award the company $200,000. Tuesday at Wilson Elementary to present. the reconstruct ion plans for Coppell Road from Cooper Lane to Sandy Lake. Because of construction, traffic patterns Will be altered. Beginning south of Cooper Lane and extending to Sandy Lake, the road will be limited to one- way traffic in the northbound direction only for the duration of the reconstruction. The antic- ipated start date is .June 9. The project is expected to last 12 months. Plans for reconstrudion include removing the existing 24-foot wide roadway and replacing it with a 34-foot ....ide concrete street with curbs and improved drainage. The "bar- row ditches" along the side of the road will be filled in and SIdewalks will be constructed the entire length of the project.
