KNOW ALL MEN BY THESE PRESENTS
COUNTY OF DALLAS
THAT, Fellowship Church, A Texas Non-Profit Organization , known herein as
GRANTOR, in consideration of the sum of Ten and Noll 00 Dollars ($10.00) and other good and
valuable consideration paid by the City of Coppell, Texas, a municipal corporation of Dallas
County, Texas, receipt of which is hereby acknowledged, does hereby grant, bargain, and convey to
said City (GRANTEE), it successors and assigns, a permanent right-of-way and the right to
construct, reconstruct and perpetually maintain a public street and/or drainage facilities and utilities,
together with all necessary appurtenances thereto, and with the right and privilege at any and all
times, to enter said permanent right-of-way, or any part thereof, as is necessary to the proper use of
any other right granted herein, and for the purpose of constructing, reconstructing and maintaining
said public street and/or drainage facilities and utilities, and for making connections therewith, in,
upon and across said permanent right-of-way.
Said permanent slope easement being described in Exhibits "A" and '"B" attached hereto
and made a part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the easement strip,
such fences, buildings and other obstructions as may be found upon said property. After
construction has been completed or after any entry for repairs or maintenance, GRANTEE shall,
except for removed obstructions, return the surface area of the easement strip to its original
condition as nearly as practical taking into consideration the nature of the work being performed.
GRANTOR reserve the right to use and maintain the surface of the easement strip for purposes
which will not interfere with GRANTEE'S rights hereby granted and agree that, GRANTEE shall
not be obligated for future maintenance and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

BEING a tract of land situated in the John Gibson Survey, Abstract No. 1716. City of Coppell.
Dallas County, Texas, being a portion of that same tract of land as described in deed to
Fellowship of Las Colinas. recorded in Volume 94091, Page 1680. Deed Records. Dallas County,
Texas (DRDCT). and being more particularly described as follows:
COMMENCING a 1/2" rebar with a yellow plastic cap stamped "Pacheco-Koch" found at the
southeast corner of the existing platted terminus of Creekview Drive and the southwest corner of
of Lot 2, Block A of the final plat of Lot 1, Lot 2, Lot 3. Block A. Freeport North, an addition to
the City of Coppell. Dallas County. Texas as recorded in Volume 2000102. Page 4826. DRDCT;
THENCE S 89.55 '01" W. along the south line of the existing platted terminus of said Creekview
Drive. at a distance of 29.85 feet (Plat 30.00 feet) passing the southwest corner of the existing
platted terminus of said Creekview Drive and the southeast corner of a City of Coppell
permanent right of way for Creekveiw Drive as described in Volume 2000090, Page 8353,
DRDCT. and the east line of said Fellowship of Las Colinas tract, continuing a total distance of
60.00 feet to a 1/2" rebar with a yellow plastic cap stamped "Goodwin & Marshall" set (hereafter
referred to as 1/2" rebar capped set) at the POINT OF BEGINNING of the herein described tract
of land:
THENCE S 00.41 '30" E, traversing said Fellowship of Las Colinas tract. a distance of 418.67
feet to a 1/2" rebar capped set:
THENCE S 44.24 '32" W. traversing said Fellowship of Las Colinas tract, a distance of 21.18 feet
to a 1/2" rebar capped set in the north line of a permanent right of way to the City of Coppell for
Bethel Road as recorded in Volume 2004010. Page 8251, DRDCT;
THENCE S 89.30 '34" W. along the north line of said permanent right of way to the City of
Coppell for Bethel Road. a distance of 14.12 feet:
THENCE N 44.24 '32" E. departing the north line of said permanent right of way to the City of
Coppell for Bethel Road, traversing said Fellowship of Las Colinas tract. a distance of 26.99 feet;
THENCE N 00.41 '30" W. traversing said Fellowship of Las Colinas tract. a distance of 414.62
feet:
THENCE N 89.55'01" E. traversing said Fellowship of Las Colinas tract. a distance of 10.00 feet
to the POINT OF BEGINNING and containing 4,407 square feet of land.
