KNOW ALL MEN BY THESE PRESENTS
THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.

herein as GRANTOR, in consi ration of e sum ofTen and /1 ollars ($10.00) and other
good and valuable consideration in hand paid by City of Coppell, Texas, receipt of which is
hereby acknowledged, does by these presents grant, bargain, sell and convey unto City of
Coppell, Texas, ("GRANTEE"), the free and uninterrupted use, liberty and privilege of passage
in, along, upon and across the following described property owned by Grantor (the "temporary
easement area ") for the purpose of connecting a drainage pipe to an existing headwall on the
Grantor's main tract with the right and privilege during the construction period, of the
GRANTEE herein, its agents, employees, workmen and representatives having ingress, egress,
and regress in, along, upon and across said premises (the "temporary easement area") for the
purpose of constructing said sanitary sewer system or any part thereof.
Said temporary easement area being described in Exhibits "A" and "B" attached hereto;
and made a part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the
temporary easement area, such fences, buildings and other obstructions as may be found upon
said property. After construction of the drainage pipe has been completed, GRANTEE shall,
except for removed obstructions, return the surface area of the temporary easement area to its
original condition as nearly as practical taking into consideration the nature of the work being
performed and the temporary construction easement shall terminate and GRANTEE shall not
be obligated for future maintenance and upkeep of the surface area.
TO HA VE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns
for the purposes aforesaid, the premises above described.

TEMPORARY' CONSTRUCTION EASEMENT
Being a tract of land situated in the B.B.B. and C.R.R. Co. Survey, Abstract No. 200 and
the Alfred Logsdon Survey, Abstract No. 783 in the City of Coppell, Dallas County, Texas
and also being the same tract of land as described in deed from Coppell Parkway
Development, Inc., to Coppell Town Center, Inc., as recorded in Volume 89168, Page 3976
of the Deed Records of Dallas County, Texas and being more particularly described as
follows:
BEGINNING at a point of intersection of the south line of Parkway Boulevard ( a 60 foot
right-of-way) with the east line of Moore Road (a 60 foot right-of-way);
THENCE North 890 55' 02" East, 147.20 feet along the said south line of Parkway
Boulevard to the beginning of a curve to the right having a central angle of 220 26' 33" and
a radius of 490.00 feet;
THENCE along said curve and the said south line of Parkway Boulevard, 191.93 feet to the
end of said curve;
THENCE South tOO 44' 46" East, 5.47 feet leaving the said south line of Parkway
Boulevard to a point for comer;
THENCE South 27" 57' 54" West, 89.96 feet to a point for comer;
THENCE South tOO 00' 01" West, 104.00 feet to a point for comer;
THENCE South tOO 39' 23" East, 94.29 feet to a point for comer;
THENCE South tOO 24' 52" West, 111.23 feet to a point for comer;
THENCE South 590 39' 22" West, 67.27 feet to a point for comer;
THENCE South 790 54' 03" West, 48.23 feet to a point for comer on the said east line of
Moore Road, said point also being in a curve to the left running in a northwesterly direction
and having a central angle of 50 16' 31", a radius of 1530.00 feet, and a chord bearing of
North 120 44' 13" West;
THENCE along said curve, and the said east line of Moore Road, 140.87 feet to the end of
said curve;
THENCE North 150 22' 28" West, 365.58 feet continuing along the said east line of Moore
Road to the POINT OF BEGINNING and containing 2.392 acres (104,194 square feet) of
