Director of EngineeringfPublic Words The City of Coppell Office 972/304-3686 Fax 972/304-7041 E-mail kgriffin@ci.coppell.tx.us RE: Coppell Road Reconstruction ST 00-03 Parcel 5 - Sidewalk Easement Dear Me Griffin, In response to your letter dated August 15, 2007 requesting on behalf of the City of Coppell to purchase Parcel 5, a 5' x 5' comer clip at the southwest comer of my lot at the intersection of Coppell Road and Cooper Lane for the purpose of creating a sidewalk with access ramp, I am requesting that the following language be added to the agreement. Assurance that the three (3) cedar bushes, as noted on the design plan, at the northwest comer of Cooper Lane and Coppell Road are in no way harmed during or as a result of the Coppell Road Reconstruction project. Should a bush require replacement, the City of Coppell will replace it, at their own expense, with a new bush of like kind (species, size/height, shape) in the same location. These bushes are very important to us as they provide not only aesthetic beauty to our property but also act as a noise diffuser and allow for additional privacy. Current photos are attached. 2 Assurance that the line of photinia shrubs, not shown on the design plan, spanning the length of my west fence are in no way harmed during or as a result of the Coppell Road Reconstruction project. Should a shrub require replacement, the City of Coppell will replace it, at their own expense, with a new shrub of like kind (species, size/height, shape) in the same location. lhese shrubs are very important to us as they provide not only aesthetic beauty to our property but also provide much needed shade and act as a noise diffuser. Current photos are attached. 3 Assurance that the 6' wooden fence, as noted on the design plan, spanning the length of the west side of my lot from the northwest comer of Cooper Lane and Coppell Road to the northwest comer of my lot is in no way harmed during or as a result of the Coppell Road Reconstruction project. Should the fence require repair or replacement, the City of Coppell will repair/replace it, at their own expense, using materials oflike kind (type oflumber, size, shape, sealant) in the same location. 7he fence is in particularly good condition and has been recently weather sealed. It provides aesthetic beauty to our property and also acts as a noise diffuser and allows for additional priva,-y and security. Current photos are attached. 4. Removal of the unused power pole, as noted on the design plan, located on the west side of my lot. This power pole is not in use and has not been used since we purchased the property several years ago. The pole de tracts from the aesthetic beauty of our property. Current photos are attached. 5. Assurance that the two (2) 40' oak trees, as noted on the design plan at the northwest comer of my lot and on the immediate reverse of my northern fence, are in no way harmed during or as a result of the Coppell Road Reconstruction project. Should a tree be affected, the City ofCoppell will replace the tree(s), at their own expense, with the largest tree oflike kind (species, size/height, shape) that can be procured within the DallaslFt Worth Metroplex. These trees are major contributors to why we bought this property. They add aesthetic beauty to our property, provide shade, act as a noise diffuser and allow for additional privacy. These trees are truly irreplaceable. Current photos are attached. 6 Assurance that noise levels related to the Coppell Road Reconstruction project will be limited to between the hours of 8am and Spm local time. We have a small child and need to ensure that a sleep schedule is maintained. 7. Assurance that the new grade of the driveway will not be any steeper than it is in it's current state. My husband owns a sports car with a very low front end. The goal here is that the car can continue to enter & exit the driveway without scraping the front end. 8. Assurance that the City of Coppell will maintain (irrigate and mow) the solid sod, as noted on the design plan, located between the 4' sidewalk and our west fence. Sod maintenance between our west fence and Coppell Road is currently provided by the City of Coppell. Current photos are attached. Thank you for your assistance.
