BEING a tract ofland situated in the 1. W. Anderson Survey, Abstract No. 18, City of
Coppell, Dallas County, Texas, and being a portion of Lot 1, Block G, of Coppell
Village, an addition to the CityofCoppell and recorded in Volume 80247, Page 0001 of
the Deed Records of Dallas County, Texas, said tract being now or previously owned by
Daniel L. Chapa as described in instrument recorded in Volume 99112, Page 8222 of the
Deed Records of Dallas County, Texas, and being more particularly described as follows:
BEGINNING at a one-half inch iron rod found at the platted northwest comer of said
Lot 1, said comer being at then intersection of the south right-of-way line of Cooper
Lane, a 50.0 foot wide right-of-way, with the east right-of-way line ofCoppell Road, a
variable width right-of-way, from which a one-half inch iron rod found at the southwest
comer of Lot 41, Block A, of said Coppell Village bears North 00 degrees 17 minutes 43
seconds West a distance of 50.00 feet;
THENCE, North 89 degrees 59 minutes 06 seconds East along the north line of said Lot
1 and the south right-of-way of Cooper Lane a distance of 5.00 feet to a point for comer;
THENCE, South 44 degrees 50 minutes 40 seconds West departing the north line of Lot
1 and the south right-of-way line of Cooper Lane a distance of7.05 feet to the west line
of said Lot 1 and the east right-of-way line of Coppell Road;
THENCE, North 00 degrees 17 minutes 46 seconds West along the west line of Lot 1
and the east right-of-way line ofCoppell Road a distance of 5.00 feet to the POINT OF
BEGINNING and CONTAINING 13 square feet ofland, more or less.
