Plan Review Comments
Dear Mr. Kellie:
The City of Coppell has received and reviewed the incomplete plans submitted for the Petterson
Addition and has the following comments to offer:
General
1. Construction permit to be issued by the engineering department not public works.
Grading Plan/Paving Plan
2. Ensure the grades for the private drive match existing Sandy Lake Rd. and future Sandy
Lake Rd. The cross slope for the driveway entry where the future sidewalk will tie into
should be no greater than 2%. You may contact Matt Atkins at Teague NaIl and Perkins
for plans of proposed Sandy Lake Rd.
3. Are you going to lime stabilize the subgrade? If not, you will need to submit a letter
requesting a waiver and increase the thickness of the concrete an inch. You must also
include a copy of the geotechnical report.
4. Refer to City of Coppell Standard Construction Details.
Drainage Plan
5. We typically use an "I" factor of 8.88 and a Time of Concentration of 10min for this area.
Verify that the figures used are adequate. Q5 and Q25 are not required to be shown on
the plans.
6. Provide permanent erosion protection at the outfall.
7. Proved erosion control for the dry detention area during construction.
Water/Sewer Plan
8. Keep the sanitary sewer line 5' off of the property line of lot 59 of Summer Place. This
may require steel encasement and high pressure pipe.
9. Water meters are not installed by city personnel but are inspected by public works.
10. Coordinate the water tie-in with the future storm drain, there may be a possible conflict.
This should be done by dry-bore.

There may be additional comments throughout the plans that need attention as well. Please make the
necessary changes and submit these marked-up plans and two sets of revised plans to the City for
