The only thing that could be a problem is that it may take more than one meeting with the city to get everything resolved. Typically, the studies go back and forth several times before all issues are addressed. The "next steps' after the study is accepted by the city will be the issuance of a Floodplain Development Permit by the Engineering Department. That permit is then taken to Building Inspections so a fence permit can be issued. So there is no misunderstanding, this process, if approved, will only allow the construction of a fence in the floodplain. If other improvements are desired, such as pools, out buildings, home additions that would encroach into the floodplain, etc., then the process will be different. To do anything other than a fence will require the same type of information but it will be forwarded to our consultant for review. There is a fee for the review. Once our consultant approves the study, it is submitted to FEMA and another fee is paid to FEMA. IfFEMA accepts the study, then they will issue a Letter of Map Revision which officially changes the floodplain. Once you have that approval from FEMA, you would then need to replat your property to revise the existing floodplain easement on your lot. This helps clarify the steps to resolution. To be sure, we are only requesting this study for the purposes of extending the fence 50 feet or so into the floodplain, but an area that drops off only 1.5 feet or so in elevation. I expect the study will take a few more weeks to do, so Homeyer or I will be in touch in late July once they have the study ready to discuss with you. I wanted to double check the scope of work with you to ensure this is what you expect to see and how we finalize the status of the fence location. Can you please confirm the report as described in the attached scope of work is what you want to see? I also am not quite clear what the final approval is from your office. Would you give us a letter that confirms receipt of the study and confirms we can install a fence inside the floodplain, subject to homeowner association approval and obtaining a fence permit? Also, I wanted to confirm that there aren't city fees we need to pay to submit the report to your office.
