Dear Mr. Jaffe:
The City of Coppell has reviewed the revised plans for the referenced addition and the
plans will be approved once following comments have been addressed:
General
1. Many of the notes and listed materials are incorrect. Refer to the City of Coppell
Subdivision Ordinance and Engineering Construction Details regarding the
Grading and Drainage, Water and Sewer, and Paving Plans.
Plat
2. The Plat will need to be provided in order for us to review its content.
Cover Sheet
3. Correct misspelled words.
4. Include the Title Block with the Mayor and City Council Members.
Grading and Drainage Plan
5. The material for the storm drains lines must be RCP.
Water and Sewer Plan
6. Change the 90 degree bend to a 45 degree bend on the 8" water line.
Paving Plan
7. Refer to our Construction Standard Details for tie-in to existing pavement.
The City of Coppell requires three sets of final construction plans for its use; your office
should submit as many additional sets for stamping as is necessary for construction
operations. All contractors and subcontractors onsite must have a copy of the plans
approved by the City of Coppell along with a copy of the City's standard construction
details.

All fees must be paid prior to release of this project for construction. The City charges a
2% inspection fee for all private construction outside the building's footprint. This
includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that
are private. For all installations in the public right-of-way or easement, the City charges a
4% fee. A check for inspection fees made to the City of Coppell should be submitted to
this office along with the Construction Development Permit Application and a copy of
the Construction Site Notice. A copy of the contract(s) should be attached for verification
purposes. If you have any questions, please contact me at your convenience.
