Drainage Easement

This letter is written in response to various conversations between yourself, the City of Coppell and
your attorney, Mr. Robert Lybrand, concerning the acquisition of a drainage easement for the
constmction of channel improvements associated with the Bethel Road I project.
The city of Coppell is offering to purchase the drainage easement for a cost of $45,908.00. This is
based on $2.00 per square foot for the total drainage easement land area of 22,954 square feet. The
amount of $2 per square foot was taken from the Dallas Central Appraisal District's value of the
property. (2 x 22,954 = 45,908) In most cases, we offer less for easements than the full value of
the property based on DCAD. However, in this case, we are required to restrict and control what
can happen within this easement based on the permit we previously received from the Corps of
Engineers for work within "waters of the US".
In addition to the $45,908, the City of Coppell is offering an additional $10,000 based on any real
or perceived damages associated with the channel construction on your property. The channel
construction will divide your property into two parcels: one including your house that fronts on
Loch Lane, and the balance being the property that lies south and east of the proposed channel.
With this letter the City of Coppell is offering a total of $55,908.00 for acquisition of the easement
necessary to construct channel improvements. If you concur with this offer, please sign and return
a copy of this letter to my office, at which time the city will begin the paperwork to process the
check. If you have any questions, please contact my office at your convenience.
