Market Street, Suite 500 Dallas, TX 75202 RE: The Villages of Old Coppell Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: General- 1. Will you need to re-plat the property to establish and/or abandon easements? 2. Review the general notes to ensure completion. 3. For the entrance to the Texas Belle, include a "patterned concrete" note on plan to be approved at later date. Pavine Plan- 4. The fire lane can be temporarily striped to include phase 1 only. 5. The sidewalk along Coppell Rd. would be easier to construct with Coppell Rd. project. Money can be put in escrow for the construction of the sidewalk. You should lighten the sidewalk and barrier free ramps to show for future construction. 6. Show the stamped concrete in the legend. 7. The dumpster pad should be shaded according to the legend. 8. Include existing pavement points for proposed pavement tie-ins on plans. Survey will be necessary to identify elevations. Gradine Plan/Erosion Control- 9. Existing and future grades of tie-ins on the driveways should be shown. An on the ground survey of the tie-in points would be beneficial to construction. 10. Include the location of the concrete wash-out and indicate on the plans that the contractor is responsible for proper disposal of concrete. 11. The silt fence is subject to field verification and change in locations deemed necessary by the construction inspector. Drainaee Plan- 12. Should the total discharge of the outfall match on the drainage calculations? 13. Are there going to be roof drains installed and tied into storm drain? 14. Show the sewer service to the service center crossing the storm drain. Water Plan- 21. If the existing 8" water line that serves the service center will remain, an easement will be required. 22. Location of fire hydrants may need to be changed. FDCs will need to be shown. 23. Is there a property owner's agreement for the maintenance of the water line/and or sewer line? 24. If a re-plat is going to be needed, the vault on the north side should be moved to the island to the south. 25. Label the existing water lines on plan. 26. The 8" water line on the west side of Coppell Rd will be abandoned, make sure all water line services are tied into the existing 16" water line. Sanitary Sewer Plan/Profile- 27. Is Sanitary Sewer going to be public or private? An easement will be required for public or a property owner's agreement will be needed for private. An easement will be needed to cross the City of Coppell property line to tie into the existing manhole. 28. Where are the franchise utilities going to be re-Iocated to? 29. The existing sanitary sewer to the service building should be shown, there may be conflict with storm sewer system. There may be other comments marked throughout the plans that need to be addressed. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review. If you have any questions, please contact this office at your convenience.
