On %ehalf of the City of Coppell's City Engineer, Mr. Russell
Doyle, we request that you review and execute the attached
easement dedication, in duplicate, and return both to us for
further processing.
As a brief explanation as to why we are requesting this easement,
we offer the following: the City Council, on June 27, 1989,
awarded a contract for construction of storm drainage facilities
to help alleviate the potential of flooding in the areas around
Bethel School Road and Pelican Lane. As part of this overall
design, a 30" storm drainage pipe and curb inlet was required to
be constructed to remove some of the stormwater run-off coming
from Blue Jay Lane. The most logical location was the common
boundary line between lots 15 and 16 (your lot). The owners of
lot 15, Widener Properties, has dedicated a 7.5' easement for
construction of the storm pipe and drainage ditch to the rear of
the property, all being located entirely on his property.
At this time, there is no provision for any work to be done on
your property, no fence removal, no excavation or pipe
installation; but we respectfully request that the dedication be
provided for future consideration. Our reason for requesting
this 7.5' dedication is for future maintenance, ingress, egress,
etc. for the drainage facility.

WHEREAS, ,
the owner of a tract of land located along the Southwest right-
of-way boundary of Pelican Lane, situated in the James Parrish
Survey, /~bstract 1139, and the J.C. Cook Survey, Abstract 315,
said tract also being Lot 16, Block F, of the Northlake Woodlands
East, Phase 6, in the City of Coppell, Dallas County, Texas,
hereby assigns an easement and being more particularly described
as follows=
BEGINNING at the Northeast corner of said Lot 16, Block F, of
Northlake Woodlands East, Phase 6; ,
THENCE S 43'50'00" E along the Southwest right-of-way boundary of
Pelican Lane a distance of 7.50 feet;
THENCE S 46'10'00" W a distance of 150.00 feet;
THENCE N 43°50'00'' W to a point on the North line of said Lot 16
a distance of 7.50 feet;
THENCE N 74'22'00" E along said lot line a distance of 150.00
feet to the Point of Beginning, containing 1125 square feet, or
0.0258 acre, more or less.
TO HAVE AND TO IIOLD the above described perpetual easement and
all rights unto the said city of Coppell, Texas, its successors
and assigns, forever.
AND Grantor does hereby bind self, heirs and
legal representatives, to warrant and forever defend all and
singular an4 above described perpetual easement and all right
unto said Grantee, its successors and assigns, against every
person whomsoever lawfully claiming or to claim the same or any
part thereof.
