The drainage easement has been designated as Parcel 60, and is necessary for the reconstruction of Bethel Road (Freeport Parkway to Denton Tap) and Coppell Road (Cooper Lane to Bethel Road). Both roads will be reconstructed as two-lane concrete roadways with improved drainage and sidewalks. Construction in the Old Coppell area includes landscaping and enl1anced pavement features. The City of Coppell is offering $1.50 per square foot for the drainage easement. Drainage easements permanently encumber th~ property and are typically acquired at one-half the value of right-of.way. The land value for the right-of-way is taken from the Dallas Central Appraisal District. This letter constitutes an offer from the City of Coppell for the acquisition of right-of-way as follows Parcel 60 I. Acquisition of permanent drainage easement at $1.50/sq. ft. x 1608 sq. ft. $2,412.00 Construction is scheduled to start in the yd quarter of 2008 and the city needs to acquire the right-of-way as soon as possible. If the above offer is acceptable, please sign below and return to this office. Once the letter is received, the process for payment of the S2,412.00 can start. The city respectfully requests your execution of the enclosed- drainage easement document.
