Street Sign Fee Assessment
Dear Mr. Proctor:
This is an additional assessment for "No Parking" signs that was omitted from the initial
street sign assessment letter sent on June 3, 2008.
Enclosed with this letter is an additional street sign assessment for the "No Parking" signs
for The Chateaus of Coppell, if you choose for the City of Coppell to purchase and install
the signs. Prior to final acceptance of this project, a check in the amount of $695.65
should be made payable to the City of Coppell and forwarded to the Engineering
Department, along with a copy of this street sign fee assessment letter. The Engineering
Department will process the payment and notify the Finance Director to ensure successful
completion of this project.

RE: The Chateaus of Coppell, Preliminary Plat
Dear Mr. Paul:
This letter is to inform you that The Chateaus of CODDelL Preliminary Plat, to allow the
development of 56 single-family homes and common/open space lots on 20 acres of
property located at the southwest corner of Bethel and Denton Tap Roads, was
approved by the Coppell City Council (6-0) on Tuesday, September 11, 2007, subject to
the following conditions:
1) Revise notes on the Detail Plan, including the revision to Note #5 on the to
read as follows "There shall be no parking adjacent to Lots 1, 6. 7. 14, 15 Block
C (east side of Montebello Drive) and adjacent to common area 6X".
2) Add a disclosure that the plat of the property depicted herein is adjacent to
a rail line owned by Dallas Area Rapid Transit. and may in the future be
utilized as an active transit line.
3) "No Parking" signs will be placed on the property by the owner/developer
prior to completion of the subdivision.
For your information, Preliminary Plats are valid for nine months. Also. the City Council
granted the Planning & Zoning Commission to be the approval authority of your Final Plat.
