RE: Request for Variance:
This letter is to request a Variance for relief from the side yard setback for the property
located at 239 Bethel Road, and being a 2.78 acre tract ofland situated in the Edward A. Crow
Survey, Abstract No. 301 and l.W. Anderson Survey, Abstract No. 18, City ofCoppell, Dallas
County, Texas. I would like to request a variance on the West side of said Property to be a
minimum of 8 feet to accommodate the proposed structure. The Reasons for the set-back
variance request are as follows:
1) The irregular shape of the lot hinders conventional house layout designs.
2) The topography of the lot and floodplain location on the East side of said Property as well as
just offsite to the West of the property.
3) Also our efforts to save the several large and mature trees located in on the lot.
