Marcie, Matt and Mike,
Thank you for meeting with Dan and I regarding the Canyon Drive site.
The following are my meeting notes:
1. Platting the 23.44 acre site into 2 separate lots (approx 13.44 acres where the existing building is located and
approximately 10 acres where the vacant land is located) is OK with the City.
2. As part of the replat, we may eliminate the fire lane easements on the vacant 10 acre site. Future fire lane easements
will be determined based on the future development plans for the 10 acre site.
3. The site is currently zoned PD-171R-HC. This allows us to develop the proposed project on the 10 acre site that is
specified in the PD. The City staff has administrative approval authority to approve less intensive density for the size of
the building (either the footprint or the number of floors) specified in the PD provided the site plan remains generally
consistent. With less density, the City may require more green space.
4. If we do not want to build the proposed project on the 10 acre site that is specified in the PD, the City will approve
another type of project and plan provided it is in compliance with the HC zoning. At anytime we may proceed with the
City process to eliminate the PD designation on the 10 acre site and be governed by the HC zoning.
5. Attached is a color coded survey of the site which shows the following:
. Yellow line is OK for the new property line separating what will be the approximate 10 acre and 13.44 acre
Lots. Owner will need to add 1 tree every 50' on the developed 13.44 acre side of the yellow line.
. Green lines show the area for the mutual driveway access easements (City is OK with these and they can be included
on the replat).
. Blue line is the current sanitary sewer line serving the existing building. That line is a private line. We can relocate the
sewer line if needed so that it will not conflict with our future development on the 10 acres. (City is OK with this but will
not be a party to the relocation agreement since it is a private line)
. Purple line is an existing storm drainage pipe (which carries part of the rain water from the 10 acre site). We will need
to enter into a private agreement regarding the use of that purple storm drainage line.
. Red line is where (when we develop the 10 acre site) we will need to add a new section of storm drainage pipe to
connect to the purple line (City is OK with this). The new Red pipe will be required because the City does not allow
surface drainage between two separate Lot owners.
