Gonzalez & Schneeberg, Engineers & Surveyors, Inc. 660 North Central Expressway, Suite 250 Piano, TX 75074 RE: Denton Creek @ Sandy Lake Addition Construction Plan Review Comments The City of Cappell has reviewed the referenced plans and has the following comments to offer: Plat 1. Change the year on the plat and all documentation to 2009. 2. Change the 20 ft. x 12 ft. utility easement to 20 ft. x 20 ft. 3. It appears the base flood elevation is not correct. The elevation should be 447 feet. The City of Coppell, Engineering Department, recently spoke with Michael Boyd, who performed the flood study. Michael Boyd confirmed that the base flood elevation is 447 feet. You might consider contacting Michael Boyd for more information. Paving Plan 1. Refer to the City of Coppell details for the median nosing. Drainage Area Map 1. Correct the base flood elevation. 2. Include adjacent affsite drainage area in runoff calculations and overall drainage area. 3. Show that the downstream system has capacity for increased runoff and future development. Erosion Control Plan I. Protect all inlets that may be affected by onsite movement and within a reasonable distance to site; including the existing storm inlet adjacent to Sandy Lake, outside the property line. 255 PARKWAY * P.O.BOX 9478 * COPPELL TX 75019 * TEL 972/462 0022 * FAX 972/304 3673 Grading and Drainage Plan 1. Show profile of valley gutter. Verify that depth of water will not impede emergency vehicles' accessibility to site. 2. Correct the base flood elevation. The finish floor elevation must be 2 feet higher than the base flood elevation. 3. It appears that the paved area to the west of the future dumpster site will have standing water. Correct and/or veri fy the slope of the pavement. 4. The storm drain and inlets appear to be configured differently on the erosion control plan. Verify that the configuration and elevation of the inlets will be able to pick up runoff. Water and Waste Water Plan 1. Install a sanitary sewer cleanout at the property line. 2. The easternmost water stub-out in front of the office building driveway is an 8" line. Relocating the water services to this stub-out will avoid the need to cut and dry bore the street. Miscellaneous 1. The Engineering Department requires as-builts drawings for all projects, including the Champion School of Real Estate. The as-builts will need to be submitted along with the Denton Creek @ Sandy Lake 2nd submittal set for reVIew. There may be additional comments \vritten on the plans that need to be addressed. Once the necessary corrections have been made, please return this marked-up set and two sets of revised plans to the City for review.
