Construction Plan Review Comments
Dear Mr. Evans:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General
I. Refer to the City of Coppell standard details and include applicable verbiage in the general
notes. The contractor is required to have a copy of our details on site at all times.
Plat
J Provide drainage easements for Blocks A and B, neighboring private lots.
3. Change the year on the plat and appropriate correspondence to 2009.
Paving Plan and Profile
4. Are the driveways shown connecting to Dividend Drive wide enough to accommodate the
future proposed developments?
Drainage Ditch Plan
5. Provide the City of Coppell a copy of the agreement with Trammell Crow Company,
property owners of the land north of Block B. The agreement should contain
information/arrangement regarding drainage and grading on their site.
6. The material for the public storm lines shown on the plans should be RCP class III.
7. Easements should be provided for the drainage and grading that will occur on private
property.
Water Plan and Profile
8. The development on both sides of Dividend Drive should have looped water line systems
and allow for additional taps. One connection to the water line is not adequate for service.
9. The water line shall be constructed by boring.
10. Show all utility crossings on the profile, including the 60" storm line.
II. Will there be a need for irrigation taps in the median?

Storm Sewer Plan and Profile
12. Provide capacity calculations for the storm sewer lines.
13. Upon development of the property to the south, how will the surface water be contained?
Water should not flow onto Belt Line Rd. after the site is developed.
14. Provide the culvert plan, profile and design calculations.
15. Reposition the storm drain lateral inside the Right-of-Way. It is currently placed within the
property line of Block B.
16. Show all utility crossings on the profile.
Sanitary Sewer Plan and Profile
17. Provide sanitary sewer capacity calculations and profiles. The sanitary sewer line shall be
constructed by boring.
18. Show all utility crossings on the profile.
19. Show plan and profile at a more legible scale.
There may be additional comments throughout the plans that need to be addressed. Please make the
necessary changes and submit these marked-up plans and two (2) sets of revised plans to the
City for review. If you have any questions, please contact this office at your convenience.
