The Peak hour for the development is established based upon the statistical
data published in the Trip Generation Manual published by the ITE. The trip
generation tables previously provided identify the AM Peak hour as an One
hour between 7 and 9AM, and the PM peak hour as one hour between 4 and 6 PM.
The anticipated development consists of office, commercial, and restaurant.
Based on this and our experience, we anticipate the AM peak hour will be
between 7:00 AM and 8:00 AM and the PM peak hour for this development will
be between 5:00 PM and 6:00 PM.
The purpose of this study is to determine the necessity of a deceleration
Lane. I recall that the consensus of our meeting on Monday was that as this
development progresses, the City desires a right turn deceleration lane to
the Southern entrance from Denton Tap Road. My understanding of the
conversation is that the developer has agreed to construct a deceleration
lane with future growth of this development to meet the request of the City.
Please be assured that we want to work with the city to ensure this
development is successful. We have presented a proposed development that
substantially exceeds the city's requirements in many ways and believe that
this project will be an example of how to develop land in Coppell. If you

Don,
I don't see the actual hour that is considered "peak" such as the 7-8:00 am
or 6- 7:00 pm depending on the various business' expected operations.
