RE: Denton Creek Nursing Home Addition
Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Gcneral-
I. Verify that the utilities crossing city of Irving's water easement is acceptable with the city of
Irving.
2. The sidewalk fronting Sandy Lake Road should be 5 ft. wide instead of 4 ft.
3. The paving concrete strength should be 3600 psi.
Utility Plan-
4. Cleanouts should be installed every 100 ft. on the sewer line.
5. Verify if the sewer line is 6 inches or 8 inches in diameter. Public sewer linesmust be a
minimum of 8 inches.
Storm Drain-
6. The head walls should be supported on piers.
Erosion Control -
7. Provide erosion protection while constructing the storm drain to the creek.
8. Protect the inlets on Sandy Lake Rd.
There may be additional comments throughout the plans that need attention as well. Please make
the necessary changes and submit these marked-up plans and two sets of revised plans to the
City for review. If you have any questions, please contact this office at your convenience.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All
contractors and subcontractors onsitc must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details.

All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee. A check for
inspection fees made to the City of Coppell should be submitted to this office along with the
Construction Development Permit Application and a copy of the Construction Site Notice. A
copy of the contract(s) should be attached for verification purposes. If you have any questions,
