KNOW ALL MEN BY THESE PRESENTS
COUNTY OF DALLAS
THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.
THAT, Jim A. Skinner and Carolyn S. Skinner, known herein as GRANTOR, in
consideration of the sum of Ten and Noll 00 Dollars ($10.00) and other good and valuable
consideration in hand paid by City of Coppell, Texas, receipt of which is hereby acknowledged,
does by these presents grant, bargain, sell and convey unto City of Coppell, Texas,
("GRANTEE"), the free and uninterrupted use, liberty and privilege of passage in, along, upon and
across the following described property owned by Grantor (the "Drainage Easement") for the
purpose of constructing and maintaining a drainage system across Grantor's main tract with the
right and privilege at all times, of the GRANTEE herein, its agents, employees, workmen and
representatives having ingress, egress, and regress in, along, upon and across said Drainage
Easement for the purpose of making additions to, improvements on and repairs to said drainage
system or any part thereof.
Said Drainage Easement being described in Exhibits "A" and "B" attached hereto and made
a part hereof for all purposes.
That in consideration of the benefits above set out, GRANTEE will remove from the
Drainage Easement, such fences, buildings and other obstructions as may be found upon said
property. After construction of the drainage system has been completed or after any entry for
repairs or maintenance, GRANTEE shall, except for removed obstructions, return the surface area
of the Drainage Easement to its original condition as nearly as practical taking into consideration
the nature of the work being performed. GRANTOR retains all mineral rights and reserves the
right to use and maintain the surface of the Drainage Easement for purposes which will not interfere
with GRANTEE'S rights hereby granted and agree that upon completion of the underground facility
and restoration of the surface, GRANTEE shall not be obligated for future maintenance and upkeep
of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

DRAINAGE EASEMENT
JIM A. SKINNER AND SPOUSE, CAROLYN S. SKINNER
Being 0.527 acre tract ofland, more or less, situated in County of Dallas, State of Texas,
and being out of the John Vest Survey, Abstract No. 1508, and being a portion of that
certain called 1.750 acre tract ofland conveyed by MICHAEL S. CHASE AND
SPOUSE, GRACIELA P. CHASE to JlM A. SKINNER AND SPOUSE, CAROLYN S.
SKINNER, by deed recorded in Volume 2003173, Page 16316, of the Deed Records of
Dallas County, Texas (D.RT.C.T.), which 0.527 acre tract ofland, more or less, is more
particularly described as follows: '
BEGINNING at a 12 inch iron rod found for the most easterly Northeast comer of said
1.750 acre tract and the Northwest comer of a tract of land conveyed to CHADICK
CAPITAL, L.P. by deed recorded in Volume 99114, Page 08140, D.RT.C.T., said 12
inch iron being in a South line of a tract ofland conveyed to RL. Robertson, L.L.C. by
deed recorded in Volume 98170, Page 05864;
THENCE, South 00002' 33" East, along the common East line of said 1.750 acre tract
and the West line of said CHADICK CAPITAL, L.P. tract, a distance of 171.39 feet to a
5/8 inch iron rod with plastic cap stamped "Transystems Corporation" set for the most
northerly Southeast comer of herein described Drainage Easement, from which a 12 inch
iron rod found on said common line bears South 000 02' 33" East, a distance of83.60
feet;
THENCE, North 720 10' 22" West, departing said common line and across said 1.750 acre
tract, a distance of29.75 feet to a 5/8 inch iron rod with plastic cap stamped "Transystems
Corporation" set for comer on the South line of herein described Drainage Easement on the
beginning of a curve to the left having a radius of 1 05.00 feet and a long chord bearing and
distance of South 590 31' 34" West, 156.80 feet;
THENCE, in a Southwesterly direction, continuing across said 1.750 acre tract and along
'said curve to the left, through a central angle of 960 36' 26", an arc distance of 177.04
feet to a 5/8 inch iron rod with plastic cap stamped "Transystems Corporation" set for
corner on the Southeast line of herein described Drainage Easement and end of curve;
THENCE, South 110 13' 05" West, continuing across said 1.750 acre tract, a distance of
65.88 feet to a 5/8 inch iron rod with plastic cap stamped "Transystems Corporation" set
for the most southerly Southeast comer of herein described Drainage Easement in the
common South line of said 1.750 acre tract and the North line ofa tract ofland conveyed
to CHADICK CAPITAL, L.P. by deed recorded in Volume 99114, Page 08104,
D.R. T.C. T., from which a 12 inch pipe found for the Northeast comer of said CHADICK
CAPITAL, L.P. tract bears S 89053' 03" E, a distance of82.80 feet;

THENCE, North 890 53' 03" West, along the common said South line of said 1.750 acre
tract and the North line of said CHADICK CAPITAL, L.P. tract, a distance of61.14 feet
to 5/8 inch iron rod with plastic cap stamped "Transystems Corporation" set for the
Southwest comer of herein described Drainage Easement and the reconstructed Southern
most Southwest comer of said 1.750 acre "tract and being in the East line of a tract ofland
known as Tract II conveyed to Srena Melton Petitt by deed recorded in Volume 98069,

THENCE, North 110 13' 05" East, along a common Westerly line of said 1. 750 acre tract
and East line of said Petitt tract, a distance of 77.64 feet to a 5/8 inch iron rod with plastic
cap stamped "Transystems Corporation" set for comer on the West line of herein
described Drainage Easement and the beginning of a curve to the right having a radius of
165.00 feet and a long chord bearing and distance of North 57029' 21" West, 238.47 feet;
THENCE, in a Northeasterly direction, departing said common line, across said 1.750
acre tract and along said curve to the right, through a central angle of920 32' 45", an arc
distance of266.51 feet to a 5/8 inch iron rod with plastic cap stamped "Transystems
Corporation" set on end of curve of herein described Drainage Easement;
THENCE, North 16042' 23" West, continuing across said 1.750 acre tract, a distance of
106.73 feet to 5/8 inch iron rod with plastic cap stamped "Transystems Corporation" set
for the Northwest comer of herein described Drainage Easement on the common North
line of said 1.750 acre tract and the South line of said RL. Robertson, L.L.C. tract, from
which a Y2 inch iron rod found for a common comer of said 1.750 acre tract and said RL.
Robertson, L.L.C. tract bears N 890 44' 03" W, a distance of 40.50 feet;
THENCE, South 89044' 03" East, along said common North line of said 1.750 acre tract
and the South line of said RL. Robertson, L.L. C. tract, a distance of 51.77 feet to the
POINT OF BEGINNING and containing 22,954 square feet or 0.527 acre ofland.
