2nd Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments
to offer:
Pavine Plan
1. Refer to the City of Coppell details for the median nosing and concrete strength.
2. Provide grades for the driveway tying into Sandy Lake Rd.
3. The plates used to cover the open-cut locations must be secured with bolts.
Drainaee Area Map
1. Include adjacent offsite drainage area in runoff calculations and overall drainage
area.
2. Show that the downstream system has capacity for increased runoff and future
development.
Erosion Control Plan
1. Protect all inlets that may be affected by onsite movement and within a reasonable
distance to site; including the existing storm inlet adjacent to Sandy Lake, outside
the property line.
Gradine and Drainaee Plan
1. Provide grading and drainage planes).
2. Provide the proposed runoff calculations.
3. The finish floor elevation appears to be lower than the elevations provided for the
2-story home. Provide a grading and drainage planes).

the proposed sewer service to the office building should tie-in at the existing
manhole.
2. Show the proposed sewer line services to the home and omit the "future" notated.
3. Explain the need for relocation of the meters and vaults. Consider placing the
water line in the City's R.O. Wand alleviate the easement.
Miscellaneous
1. Refer to comments in the first plan review letter.
There may be additional comments written on the plans that need to be addressed. Once
the necessary conections have been made, please return this marked-up set and two
sets of revised plans to the City for review. If you have any questions or need any
