Construction Plan Review Comments (2nd submittal)
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Gencral-
1. Include "Lot 9 Blk A" on the cover sheet.
2. The pages are upside down from the plat and cover sheet.
3. Include an overall site plan that included the paving, curb or street inlet locations, building
footprint, etc.
4. Include an overall utility plan that contains the water, sewer, and storm lines. Incorporate
Rosa's storm drain. Darken what will be completed with lot 9. The proposed paving,
building footprint, and other items not underground should be a light line weight.
5. Include a legible copy of the plat.
6. Show elevations on paving that connects lot 9 with lot 5.
7. Install permanent erosion control at the dead end of paving on the south west corner of Lot 9.
8. Ensure proper drainage around building. (finish floor and top of curb).
Paving Plan-
9. See the City of Coppell standard details for paving.
10. Include a legend for the paving.
11. Refer to standard details for stamped concrete. (SO 2190)
12. Who will be responsible for the shared driveway with Rosa's? We want to make sure that
this effort is not duplicated.
13. Include the sidewalk on the paving plan.
Draina~c Plan-
14. The drainage plan is incomplete. Drainage areas and calculations do not match.
15. Check Qcap with QIOO
16. Show the combined flow of Denton Tap and the proposed site into the inlets. Make sure
that there is enough capacity. Re-check the calculations.
17. Include profiles with calculations, there is a water crossing.

Utility Plan -
18. There is a storm sewer crossing, ensure that there will not be a conflict.
19. Sanitary sewer will need to be revised to match the updated drawing.
20. Minimum diameter on sanitary sewer main should be 8", not 6".
21. Move the vault adjacent to SH 121 to a landscape island.
22. Label the 27" sanitary sewer as Lewisville and not to be used.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you have any questions or would like to schedule a meeting to
