Dickey, Chairman Dickey's Barbecue Pit 7770 Forest Lane Dallas, TX 75230 RE: S-1155, Dickev's Barbecue Restaurant Dear Mr. Dickey: This letter is to inform you that Case No. S-1155, Dickey's Barbecue Restaurant,, zoning change request from C (Commercial) to C-S.U.P. (Commercial, Special Use Permit), to allow a 4,000 square foot restaurant on a .913 acre tract of property located along the west side of S. Denton Tap Road; along the south side of the St. Louis & Southwestern Railroad right-of-way was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, February 18, 1999, subject to the Site Plan and the following conditions: 1) 2) 3) 4) 5) 6) 7) 8) 9) Accept the 1,071 square feet of right-of-way planting to count as part of the required landscaping. Modify the Site Data information on the Site Plan to match the Landscape Data on the Landscape Plan. The Landscape and Irrigation Plan should be signed and sealed by the appropriate professional. Eliminate the "Dickey's" sign over the entrance to the building. Limit total signage to 47 square feet. The color of the channel lettering to be ivory; no neon allowed. The dumpster area to be built of masonry brick to match the building. The paint on the galvanized metal roof to be a muted red color. Approve submitted building materials which will be specified in the ordinance. The date scheduled for consideration by the Coppell City Council is Tuesday, March 9, 1999, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal deadline for revised drawings is 12 noon, Wednesday, February 24th. Therefore, please submit 17 folded copies of the revised drawings, plus three (3) 8 1/2 x 11 paper reductions on or before that date. The drawings which require change in order to comply with the Planning and Zoning recommendations are: Plan/Floor Plan Elevations and Landscape Plan/Irrigation Plan.
