P&Z letter of approval 8/17/00Mr. Pat Henggeler Henggeler Properties, L.P. 804 Bullock Street Coppell, TX 75019 RE: Case No. S-1155R2~ Dicke,y's Barbecue Pit Dear Mr. Henggeler: This letter is to inform you that Case No. S-1155R2 Dickey's Barbecue Pit, zoning change to amend and expand the Special Use Permit site plan to allow additional parking spaces at the rear of 804 Bullock Drive, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, August 17. 2000, subject to the following conditions: 1) Access to the alley shall be prohibited, except by utility companies, through the installation of 6" curbs and signage. In the event that this alley is being used for additional parking and access to Dickey's, additional traffic diverters will be constructed at the owner's expense, subject to approval by the City and the affected utility companies. 2) Submission and approval of a parking agreemem for the use of this "off-site" parking lot for Dickey's restaurant. 3) A note being added to the Site Plan and the Landscape Plan stating: "the office and associated parking on the front portion of this lot as indicated on the Site Plan is for illustrative purposes only and does not constitute Site Plan approval for this portion of the lot". 4) The tabulations on the Landscape Plan need to be revised to reflect the landscaping indicated on the Site Plan. 5) The parking lot lights shall be a maximum height of 20 feet and shall be of a down light type, as defined in Section 36-3 of the Zoning Ordinance, which shall not produce glare onto adjacent residential properties. 6) The Site Plan shall be revised to provide and clearly indicate that the required 24'-wide fire lane loops the existing parking lot and extends across the alley into the proposed parking lot. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please revise and submit to the Planning Department 17 folded copies of both the Site Plan and Landscape Plan on or before 12 noon~ Tuesda.y~ August 29th.
