Jack in the Box
Vista Ridge c~ Denton Tap
This letter is Jack in the Box's request to remove consideration of this project from the P&Z meeting on
March 16. Please postpone this until the next meeting on April 20. Jack in the Box would rather not
present this at the P&Z meeting without staff approval, so we are requesting a meeting with you at
your earliest convenience to discuss the issues which you think make this project unworkable. This
meeting should include David Bunnell, Dennis Wozniak, and Guy Keeling.
Jack in the Box was not aware until last Tuesday that you and your staff had objections to the
development. The building has been completely redesigned so that it does not look like any other
Jack in the Box in the North Texas Region that Jack in the Box operates in; it complies with the signage
ordinance; the parking requirement is exceeded; it exceeds 30% landscape cover; the rear fence will
be solid brick; all storm drain connections and utilities will be in easements conveyed before
construction begins; and it includes all mutual access and fire lanes for this and future adjacent
developments. In short, this project will provide a significant movement toward the development of
the rest of the surrounding property.
The connection to Denton Tap Road seems to be a problem for you. But it is placed so that it is in line
with the median break, as you requested, and will be used as a main driveway into the future
development as well as eliminating a dead end fire lane while the balance of the property is being
developed. It would seem that this access would only enhance the traffic circulation at this
intersection. If the problem is the driveway off Vista Ridge, this is an issue that we are certain you
were well aware of that must be approved by the City of Lewisville. Two driveways off Vista Ridge can
and will be safely designed onto the overall development.
