Dear Mr. Chance:
This letter is to inform you that Case No. S-1171R, Coppell Home D6cor, zoning change request for property
zoned HO-R-S.U.P (Historic Overlay Retail, Special Use Permit), by amending the use and the sign permitted in
S-1171 from a beauty shop to a general retail store on approximately 0.16 acres of property located at 456
Bethel Road, east of Coppell Road, was recommended for approval by the Coppell Planning and Zoning
Commission on Thursday, Februa_ry 17, 2000, subject to the following conditions:
1) Revise proposed signage plan showing all dimensions of the sign, lettering, and borders.
2) The site plan should show existing and proposed driveway widths. (See Engineering
comments).
3) Show the location of existing driveways of adjacent properties. (See Engineering
comments)
4) Preservation of the 44-caliper inch Hackberry tree.
5) A Tree Removal Permit will need to be executed prior to removal of any trees.

The date scheduled for consideration by the Coppell City Council is Tuesday, March 14, 2000, at 7:30 p.m. A
representative for this case must be present at this meeting. Failure to represent this item may result in the
denial of this application. Please revise and submit 17 copies of the Proposed Sign,age Plan, Landscape Plan, Site
Plan, Tree Survey, Survey Plat and Business Description by 12 noon, Wednesday, March 1u, in order to forward
your case on to Council.
