PD103-DR 870716 July 16, 1987 MEMORANDUM TO: Planning and Zoning Commission FROM: Taryon Bowman, Planning and Zoning Coordinator RE: PD-103 Lake Park Village Planned Development (171 lots; 23.9 acres) The above mentioned project has been reviewed by the DRC for conformance with the City of Coppell Comprehensive Zoning Ordinance, Subdivision Ordinance and standards. The following information are comments that were made by members of the DRC. 1) City limits and county line has not been indicated on the plans. 2) Meets and bounds of the property are not shown on the plans. 3) Need the name of survey, abstract and name and address of the engineer/surveyor. 4) Streets should conform to the geometric design standards. 5) Alleys are required in all residential subdivisions, according to the Subdivision Ordinance. 6) Thoroughfare Plan indicates that Moore Road (60' R.O.W.) will encroach this property. 7) If streets are to be dedicated, a minimum of 50' R.O.W. is required. 8) "Lay Down" curb is discouraged. While staff cannot recommend approval of this request, due to the requirements of the City not being met, the Planning and Zoning Commission may wish to table or recommend denial of Case #PD-103. Should you consider approval of the planned development, staff requests that you require the developer to provide the information as requested by the DRC. TB/lsg PD-103 MINPZ
