RE: Case No. S-1196, Chili's Restaurant
Dear Ms. Sumrall:
This letter is to inform you that Case No. S-1196, Chili's Restaurant, zoning change request from TC
(Town Center) to TC-S.U.P.-1196 (Town Center, Special Use Permit-1196), to allow the operation of an
approximately 3,700 square-foot restaurant with private club to be located in the retail center under
construction at 130 N. Denton Tap Road, approximately 160 feet south of Towz~ Center Drive, was
recommended for approval by the Coppell Planning and Zoning Commission on Thursday, November 15,
2001, subject to the following conditions:
1) Revision of the internal illumination for the attached sign from red to white
or creBzn.
2) Specification of the height of the milsap stone dumpster enclosure along
the north property line.
3) Reconfiguration, relocation and/or increase in landscape screening
for the dumpster/service area, as well as providing additional specification
as to the height and materials of the walls proposed in this area.
4) The hours of operation being limited to Sunday through Thursday 11 a.m. to
11 p.m. and Friday and Saturday 11 a.m. to midnight.
5) The development of this property shall be in accordance with the revised
site plan, elevations, floor plan and sign plan, as revised.
6) The landscape plan must meet all requirements of the Zoning Ordinance.

The date scheduled for consideration by the Coppell City Council is Tuesday, December 11,2001, at
7 p.m. A representative for this case must be present at this meeting, which will be held in Council
Chambers at City Hall. Failure to represent this item may result in the denial of this application. CiD'
Council has instructed staff to include in its agenda packets only those items that accurately reflect
conditions as recommended by the Planning and Zoning Commission. Therefore, please revise and/or
submit to the Planning Department 16 folded copies of the revised Site Plan with proposed additional
landscaping on or before 12 noon, Wednesday, November 28th. Also, please submit one (1) 8 1/2 x 11
paper reduction.
