SUBJECT: Creekside Village - Parks of Coppell
Conceptual Plan (171 lots, 23.9 Ac.; PUD-SF-O)
We have reviewed the above referenced subject for conformance to
City of Coppell subdivision ordinance, zoning ordinance,
streetscape plan and standards, and the following sets forth our
general comments:
1. Although this submittal is for a "concept plan," we are
providing our comments for P&Z and Council consideration. At
such time when preliminary plat is submitted, we will provide
a more thorough review. We assume this to be a Land Study
submittal, and our comments are reflective of this.
2. Existing zoning is SF-7. This plan indicates SF-O zoning.
3. Indicate adjacent landowners, city limits and county line.
4. Provide survey, abstract, name and address of
engineer/surveyor.
5. Indicate dimensions of tract.
6. Indicate general topography.
7. Has right-of-way for MacArthur Blvd. been platted and/or
dedicated to city yet? Has alignment been approved?
8. Streets constructed within the city limits of Coppell shall
conform to the city geometric design standards. Do not
recommend acceptance of "private streets" in City of Coppell.
9. By subdivision ordinance, alleys are required in all
residential subdivisions.
10. Major thoroughfare plan indicates Moore Road (C2U) as shown
on drawing.
11. No homeowners agreement was provided for review.
12. If streets are to be dedicated, a minimum 50' right-of-way is
required.
13. The following comments pertain to the "development standards"
provided and the requirements of the city zoning ordinance.
A. Front Yards: states that there shall be a front yard of
not less that twenty (20) feet, while plans indicate
fifteen (15) feet building line.
B. Zoning ordinance states no parking allowed in front
yard; while development standards state "no required
enclosed parking allowed within front yard setback."
C. Size of lot: zoning ordinance states not less than
4,000 S.F.; while development standards allow 3,500 S.F.
as minimum.

14. The flood prone areas should be depicted on the drawings, if
applicable.
15. Attached is list of projected fees for the project.
