Re: The Springs of Coppell
Mr. Doyle:
I have enclosed 22 sets of bluelines of the preliminary plans revised as per
the comments from the DRC meeting last Friday. Several comments could not be
addressed on the plans. I have the following explanations for the questions
asked by the DRC:
1. Park Road is already dedicated. No improvements are planned for Park
Road. An extra 10' of R.O.W. will be reserved for future improvements by
the City.
2. The drainage areas along Denton Tap Road do coincide with drainage areas
shown on the plans for Denton Tap Road prepared by Ginn, Inc. A drainage
area map will be submitted with the construction plans. The only
off-site drainage enters the site through Grapevine Creek.
3. The median openings shown on Denton Tap were obtained from the plans
prepared by Ginn, Inc.
4. No investigation has been done on the bridge on Bethel Road at this point
in the design process. The existing open ditches can be eliminated when
Bethel Road is improved.
5. The water and sanitary sewer lines were sized in accordance with the
proposed PD-LI zoning.
6. The proposed sanitary sewer lines were extended based on anticipated lot
sizes. Sanitary sewer lines shall be extended as necessary to serve all
users.

The existing sanitary sewer and water lines shown were obtained from the
City layout maps obtained from the engineering department.

8. Existing sanitary sewer elevations will be verified in the field prior to
preparation of construction plans.
The park site is laid out to include the WPA improvements.
