Texas 7 ~ ~ 214-462-0022 January 22, 1990 Mr. Bill Anderson Dan Dowdey Engineers 16250 Dallas Parkway, Suite #200 Dallas, Texas 75248 RE: CASE #PD-110 (Pecan Hollow) (204 Single Family Lots) Dear Bill: This letter is to inform you that your request for application of a zoning change from (SF-12) Single Family-12, to (PD-SF-9) Planned Development Single Family-9, was approved by the City Council of the City of Coppell on January 12, 1990. The stipulations for approval are as follows: 1) Area A to be changed so that all the homes below Hackberry and Grace Drive have two lots deleted on each side of Pecan Hollow to enlarge those lots to 9~3'feet in width or larger; 2] that all trees possible be saved, and all trees above 14 to 16 inches will be saved by whatever means necessary and that the developer will provide tree locations on a site plan or plat to demonstrate trees that will be saved; 3) that all the houses in the new Area A be a least 2000 square feet, and all those in Areas B and C be at least 1800 square feet, as volunteered by the developer; 4) that the developers pay for improvements to Lodge Road, doubling the size as is and givin§ the right-of-way, and paying for the improvements also on the Eby tract; 5) that the developer will maintain the landscaping on the right-of-way by whatever means are necessary. Please amend the PD zoning exhibit to reflect the conditions made by City Council, along with three (3) reduced copies of the exhibit, and return to me by February 2, 1990. I received your preliminary plat submittal yesterday, and it will tentatively be placed on the February 15, 1990, Planning and Zoning Commission meeting for consideration.
