Dear Mark:
This letter is to inform you that Case No. S-1189, Donut City, zoning change request from C (Commercial) to C-
S.U.P. (Commercial, Special Use Permit), to allow the operation of an approximately 973 square-foot donut shop
to be located along the west side of Denton Tap Road, north of Town Center Drive, was recommended for
approval by the Coppell Planning and Zoning Commission on Thursday, July 19, 2001, subject to the following
conditions:
1) The hours of operation being limited to 5 a.m. to 5 p.m. seven days per week.
2) The development of this property shall be in accordance with the site plan, elevations, floor
plan and sign plans.
3) Retribution of a 6-caliper inch Cedar tree, and remaining caliper inches of trees to be planted
elsewhere or a monetary fine of $100 per caliper inch to compensate for the loss of the Cedar tree.
Subsequent to this condition, City staff offers the attached memo from John Elias, Parks
Planner/Landscape Manager dated July 20, 2001, as an additional option that could be considered.
Please contact staff with your desired option no later than 12 noon Wednesday, August 1, 2001.
The date scheduled for consideration by the Coppell City Council is'Tuesday, August 14, 2001. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall
at 7:30 p.m. Failure to represent this item may result in the denial of this application.

I spoke with Gavj Sims today about the tree that was removed on the project just North of the Sonic on
Denton Tap Road. He gave me a photo of the tree and asked that I follow up with a memo, and a value for the tree.
The tree is a mature Eastern Red Cedar, it appears to be about 8" in caliper. This is a native tree that is not available
in nurseries in such a large size. I would recommend the tree be replaced with a 4" caliper Austrian Pine (Pinus
nigra), and have the owner pay reparation in the amount orS100 per inch for the remaining 4". Ifa 4" Austrian Pine
cannot be located, Leyland Cypress would be an option. To my knowledge both kinds of tree are readily available in
Texas nurseries.
