LOCATION: Southeast corner of the intersection
of MacArthur Boulevard and Sandy Lake
Road.
REQUEST: Requesting rezoning of 6.07 acres of
MF-2, Multi-family-two to "C" Commercial
and 5.54 acres of "R" Retail to "C"

APPLICANT: Tristar-Tompkins Development repre-
sented by Brian McDaniel of Lichliter-
Jameson and Associates.
The applicants are requesting rezoning of approximately 11.6 acres of
Retail and MF-2 zoning districts to Commercial zoning classification to
consolidate with the adjacent property to more resonably establish a common
use which would be compatible to the surrounding development. These two
tracts have been reviewed by the Planning and Zoning Commission as Woodridge
Center the 5.54 acre tract and Foxwood Village, the 6.07 acre tract. The
applicants have requested that these two plats be held until consideration
and action has been taken for this zoning request.
STAFF EVALUATION:
The proposed zoning request has two areas to take into consideration:
1. An enlarged shopping center with a major tenant instead of a retail
strip center.
2. The deletion of six (6) acres of multi-family-two zoning district.
The site plan reflects a proposed building area of 120,400 sq. ft. with
three ingress-egress locations; one on MacArthur Boulevard and two on Sandy
Lake Road. The entry location on MacArthur Boulevard is situated where an
existing access and deacceleration lane is already existing for the south-
bound lane alleviating the problem addressed in the Woodridge Center
submittal which concerns were expressed that those features were not
available for that submittal. In addition the applicants are still pro-
posing the construction of an additional bridge off of Sandy Lake Road,
for access to the site. Therefore, the staffs recommendation is to
approve this rezoning request.
