REQUEST: Requesting rezoning of 6.07 acres of MF-2 Multi-family-two to "C" Commercial and 5.54 acres of "R" Retail to "C" Comme rc i a 1 APPLI CANT: Tri sta r-Tompki ns Development represented by Brian McDaniel of Lichliter-Jamison and Associates. GENERAL DESCRIPTION: The applicant is proposing to develop a 120,400 square foot shopping center on an 11.6 acre site. The applicant's reason for the zoning change is to consolidate with the adjacent property to more reasonably establish a common use which would be compatible to surrounding development. STAFF EVALUATION: The proposed zoning change is in conflict with the Future Land Use Plan which calls for retail and Multi-family development. The staff therefore recon~ends PD-R Planned Development - Retail, which includes site plan review, as an alternate to "C" Commercial. "PD-R" zoning would adhere to the Future Land Use Plan and would be more compatible with the neighboring residential areas. The timing of the meeting is such that closing on the property has been postponed until November 5th. Your consideration in this matter is greatly appreciated.
